24/7 Emergency Mold Remediation in Orlando, FL

247 Emergency Mold Remediation in Orlando, FL

Mold is not just a cosmetic problem, it is a health hazard. Mold spores spread through your air every time the HVAC system runs, contaminating rooms far from the visible growth. In Orlando’s climate, where humidity stays high year-round and hurricane season brings regular flooding, mold is a constant threat, especially after any water damage event.

At Philip White Painting and Restoration LLC, our state-licensed mold remediation team uses professional containment, HEPA air filtration, EPA-registered antimicrobial treatments and complete post-remediation verification to remove mold safely and permanently. We do not just clean the surface – we eliminate the source.

What Our Mold Remediation Service Includes

Our mold remediation service follows the IICRC S520 standard for professional mold remediation – the industry protocol used by certified restoration companies. Every job includes containment, removal, treatment, air quality verification and a clearance inspection to confirm the mold is completely gone before we close the job.

Professional Mold Inspection & Air Quality Testing

We begin every job with a thorough mold inspection using moisture meters, thermal imaging cameras and air quality sampling. Mold often hides behind drywall, under flooring, inside HVAC ducts and in attic spaces invisible to the eye but detectable with professional equipment. We identify the full extent of mold growth and the moisture source causing it before any remediation begins.

Containment & HEPA Air Filtration, Stopping Mold From Spreading

Before any mold is disturbed, we establish professional containment around the affected area using plastic sheeting and negative air pressure. This prevents mold spores from spreading to clean areas of your property during removal. We run HEPA air scrubbers continuously throughout the job to filter spores from the air protecting your family and our team.

Black Mold Removal & All Mold Types. Safe, Certified Removal

We remove all types of mold including black mold (Stachybotrys chartarum), green mold, white mold and other species common in Central Florida. All contaminated materials that cannot be safely cleaned drywall, insulation, wood framing are carefully removed and disposed of according to Florida EPA guidelines. Salvageable materials are treated with EPA-registered antimicrobial agents.

Antimicrobial Treatment & Mold Prevention

After removal, we apply EPA-registered antimicrobial treatments to all affected and adjacent surfaces to kill remaining mold spores and inhibit future growth. We also address the underlying moisture source whether it is a plumbing leak, roof issue, poor ventilation or humidity infiltration because mold always returns if the moisture problem is not fixed.

Complete Mold Damage Repair & Restoration

Once mold removal and treatment are complete, we repair all structural damage caused by mold replacing drywall, insulation, flooring, and ceiling materials. We also handle interior repainting of all affected areas. Having the same team handle remediation and repairs means faster completion and no coordination between separate contractors.

Post-Remediation Clearance Testing. We Verify the Mold Is Gone

After remediation is complete, we conduct post-remediation air quality testing to verify that mold spore counts have returned to normal, safe levels. We provide you with a written clearance report documentation that the mold remediation was successful. This report is also useful for home sales, insurance claims and peace of mind.

Black Mold Removal in Orlando What You Need to Know

Black mold (Stachybotrys chartarum) is one of the most feared mold types and for good reason. It produces mycotoxins, toxic compounds that can cause serious health effects including respiratory problems, chronic coughing, headaches, fatigue and in severe cases, neurological symptoms. Black mold thrives in Florida’s humid climate, especially in areas with water damage, poor ventilation or HVAC systems that have not been properly maintained. It typically appears as dark greenish-black growth on drywall, ceiling tiles, wood and other organic materials.

Mold in Your Orlando AC or Air Ducts A Hidden Health Risk

In Orlando, air conditioning runs almost year-round and HVAC systems are one of the most common sources of hidden mold growth. Mold growing inside AC units, evaporator coils and air ducts spreads spores throughout your entire home every time the system runs. You may not see any mold but still experience chronic allergies, musty odors from vents, or recurring respiratory symptoms. Philip White inspects HVAC systems and air ducts for mold growth as part of every mold remediation job. If mold is found in your ductwork, we provide complete cleaning, antimicrobial treatment and air quality verification.

Does Insurance Cover Mold Remediation in Orlando? We Help You Find Out

Mold insurance coverage in Florida is complicated and often misunderstood. Most standard homeowners insurance policies cover mold remediation only when the mold was caused by a “sudden and accidental” covered event such as a burst pipe or roof leak. Mold caused by long-term humidity, neglected leaks, or flooding (without a separate flood policy) is typically not covered. Philip White Painting and Restoration LLC helps Orlando homeowners navigate the claim process. We document the mold damage and its cause, provide detailed remediation estimates formatted for insurance adjuster review, and communicate with your carrier on your behalf.

I had an A/C leak in the attic that caused damage to the ceiling in a few spots. I called Philip White Painting and they were there same day to help dry it out. After, they added the texture primer and paint. It was wonderful to be able to do it all with one company and one price tag. There was even an issue with the stain coming through. They came by and helped me to get that fixed. Thank you so much!

My home begun to have some infiltration issues due to the age of the original paint. Water was seeping through my external wall in my garage.

I did my due diligence and found out about Phil via google reviews. I called him and he picked up right away and scheduled a quick consultation with me. He came by my house, and together with his wife gave me the initial inspection and the rundown of what was transpiring. He was very detailed in his explanation and provided some good bit of information of which I was not aware concerning leaks and paints.

He applied some coats of sealing solution to the affected area after a 30 minute consultation at no charge. Then he gave me an estimate of how much it would cost to fix the affected area and to paint the entire house.

He offered a great deal to just paint the entire house and ensure all cracks are covered and the walls are fully coated and protected.

The job took around 3-4 days and him and his family were very friendly, and did a fantastic job. They were meticulous with ensuring there were no spots that remained untouched, so everything was looked at with a fine toothed comb.

Will likely hire him again to paint my pool deck. Highly recommend him and his services, very knowledgeable, professional, and nice.

Thank you guys!

I had the misfortune of dealing with a leaky toilet flooding my bedroom. I wet vacuumed it and mopped it only to realize there was water under the floor planks. I called around and received quotes to dry out and hopefully save my floors. My neighbor had water damage due to hurricane Ian and she recommended Phil White. Phil came in at $2500 - the least expensive quote I received. He also guaranteed the floors would be dried - no matter how long it took - at that price. And, he mold prevention treated the area with Benefact at that price. Others were only offering to dry for 3 days - then if it needed more - they would charge more. So I went with Phil. He used 2 industrial dehumidifiers, 2 heaters and 4 fans. My floors are dry and they look almost new. I did have to repaint the bedroom and replace all the baseboards - at an additional cost - still a lot less expensive than replacing high end engineered hardwood floors. Also, if you text or call - he answers.

How much does mold remediation cost in Orlando?

Mold remediation costs in Orlando typically range from $500 to $1,500 for small localized mold (under 10 square feet) to $3,000 to $10,000 or more for large-scale mold affecting multiple rooms, HVAC systems, or structural materials. If your mold was caused by a covered water damage event, your homeowners insurance may cover a significant portion of the cost.

Most residential mold remediation jobs in Orlando take 1 to 5 days depending on the extent of the mold growth. Small localized jobs (bathroom mold, small wall section) can often be completed in 1 to 2 days. Larger jobs involving multiple rooms, HVAC systems, or structural materials take longer.
